Before we dive into the questions, let me share a story that happens more often than it should. We recently sat down with a homeowner whose roof was clearly totaled by a hailstorm. The insurance adjuster came out, agreed the roof was destroyed, and wrote up the estimate.
The homeowner thought they were getting a new roof. Instead, after the insurance company applied the deductible, subtracted depreciation because of an "Actual Cash Value" policy, and refused to pay for required building code upgrades, the final check was for less than $200.
For a roof replacement in Greater Louisville, that doesn't even cover the cost of the nails. The homeowner was left with a totaled roof, a claim on their record, and no money to fix it. We don't want that to happen to you.
1. What is your wind and hail deductible?
Most homeowners know they have a deductible, usually around $500 or $1,000. However, most current policies have a "separate" deductible specifically for wind and hail damage. This is often where the first surprise happens.
While your "standard" deductible for a fire or theft might be a flat dollar amount, a wind/hail deductible is frequently calculated as a percentage of your home’s total insured value.

They will only pay you the remaining 20% of the cost, minus your deductible.
